The Spring selling season is upon us.  Is your home staged to sell?  Check out these tips to see if you make the grade!  Showcasing your home with these tips will be sure to command you top dollar so you can move into your new dream home!

Clean it out! Clear out as much furniture and clutter as you can. Put it in storage, donate it or have a garage sale.   Open your house up so it does not look cluttered.  This goes for all surfaces, entries and hallways.   Let buyers be able to picture their stuff in the home.  Make sure that the room’s primary use is obvious.  Nothing is more distracting to a buyer than looking at your personal knick-knacks, photos and collections.

Let there be light.   Open the blinds. Turn on all the lights. Add lights in rooms that are dark.  Sunshine is free decorating for your home.  Open drapes and light can help make your home appear more spacious and inviting.  Don’t forget to wash your windows inside and out – no other improvement will do more for you than this.

Clean up the yard.  Want more curb appeal?  Cut back overgrown shrubs, rake leaves, pick up branches and mow the grass. Make sure lawn tools, kids toys or any rusted furniture is put away.  If money allows, freshen up your landscaping with some new mulch, colorful annuals and put a few nicely planted containers on your front porch.  This first impression sends the message that the house is well cared for.

More is less when it comes to surfaces. Clear off all the surfaces like kitchen and bathroom countertops. Old magazines and papers should be tossed or recycled.  Counters need to be clear and scrubbed clean. Make is sparkle!

Follow your nose.   A home should smell good. That means no noticeable odor, no pet scent, no stale cooking smells and no cigarette smoke. Real Estate pros these days also advise against burning candles, baking cookies and using air freshener.  Clean the vents, replace carpeting and scrubbing down the house is recommended over masking the smell.

Update it! If the property needs work — dated wallpaper, ratty carpet — have it replaced now so that all buyers have to picture is moving day.  Take a close look at the carpet. Get the carpet shampooed to get out any stains or smells. If that doesn’t work, replace it.  And consider, if you can, wood or laminates as an alternative.

Learn to love white walls. When it comes to walls, color is popular. The problem is that the next buyer might not like the same colors. Paint is an inexpensive way to make a house look clean and fresh. If you’re going to repaint prior to selling, stick with neutrals. And remember that white reflects the light best and makes rooms look their largest.

Keep it real. You don’t have to go to the extreme or spend money that you don’t have.  A lot of these tips are free, require some elbow grease or are inexpensive.  The goal is not to stage a home so it looks artificial.  What you want is for your potential buyers to walk into your home and picture themselves there.
