to plan ahead and create a solid budget. Saving up ahead of time helps make
sure you can comfortably afford the location, materials, floorplan, and all the
special extras you’ve been dreaming about. Here is a short and handy guide to
get a clear picture of what you'll need and how to make it happen.
First things first: What are the features you simply can't live without? Do you need a large kitchen for hosting meals, a bigger shower or tub for mobility, space for guests or a growing family, or open areas for animals to run around? Figure out what those needs are and how you can enhance them with the things you want.
Think about the colors, materials, appliances, fixtures, and
even special rooms you would absolutely love in your home. Creating these lists
early will help you make thoughtful, informed decisions that not only fit your
budget but also match the way you really want to live. 
It’s essential to have your financial foundation in place. Make
sure you have a “rainy day” fund separate from your new home savings. The
suggested amount is at least six months of living expenses, but it’s never bad
to have more to cover anything that pops up— or even go toward future additions
to your new home!
It’s also smart to pay down existing debt before applying
for construction financing. Lower debt levels can help you secure better
interest rates and give you more financial flexibility during your journey.
